Revenue doesn’t usually disappear in one dramatic moment. It leaks out when we quietly stop doing the simplest thing that creates opportunities: talking to people. I share a personal pattern I’ve watched repeat in my own business, especially in real estate investing and mobile home park acquisitions. Any time I step away from daily calls and real conversations, the numbers follow me down, even when I’ve got employees and systems in place.

That’s why I built a straightforward conversation tracker using Claude. Not as a flashy “AI can do everything” trick, but as a practical tool that keeps me honest. The rule is simple: aim for 20 real conversations a day, not 20 dials. I break those conversations into the people that actually move my business forward, like park owners, mobile homeowners, management companies, and coaching leads, and I log them with quick toggles so I can see a clear scoreboard every day.
