We walk through a practical, real-operator approach to cutting infill costs while staying compliant, starting with a simple habit that changes everything: calling the county and asking exactly what requires a permit and what truly requires a licensed trade. That single checklist can keep you from paying premium rates for tasks that don’t legally demand it, while still protecting you on the items inspectors actually care about, like backflow preventers.

    We also dig into the difference between “licensed” and “qualified.” A trusted, experienced handyman can often handle allowed plumbing and site work at a lower cost, especially if you pay a licensed pro to review or sign off where needed. Then we tell a painful but useful story about a city pulling utility meters and pushing the responsibility back onto the park owner. I’m Travis Wells, and I’m walking you through the exact systems and processes I use right now to move mobile homes and set them up in parks, with a focus on keeping costs predictable and timelines clean. If you’re serious about mobile home investing, manufactured home investing, or building repeatable real estate investing systems, this is the kind of nuts-and-bolts workflow that saves you from expensive surprises.

    We start at the front end: sourcing leads, getting a unit under contract, and using an option period to confirm the numbers. Then we get disciplined about paperwork, including verifying the actual owner, checking TDHCA records in Texas, and watching for tax liens or mortgage liens. I also share why I like using escrow through a title company when it’s available, even when the home is personal property, because clean handling of deposits makes the whole transaction smoother.

    From there, it’s execution mode: hiring licensed mobile home movers, making sure install licensing is covered, and grabbing the permit before the home ever moves. I explain how I handle transfer paperwork, why I like to get signatures early, and how we prep lots with marked utilities and affordable caliche pads.
