Most mortgage advice was written for a $300,000 house. Around here, that is the down payment.

In this episode I walk through the money side of buying your first Bay Area home in 2026, with local numbers checked in July 2026 and explained in plain English. If you have ever read a national homebuying guide and thought none of this applies to you, you were not being negative. You were being accurate.

The headline: the 36% debt-to-income rule most guides quote implies you need about $313,000 a year to buy a $1.3 million home. Real underwriting says the same house works at roughly $226,000 to $251,000. That is up to $87,000 of difference, and it is the reason qualified Bay Area buyers talk themselves out of the market before they ever speak to a lender.

WHAT YOU'LL LEARN

• Why national advice snaps at Bay Area prices, and what today's down payment numbers really say (the median first-time buyer now puts down 10%, the highest since 1989)

• Why the 36% DTI figure is a budgeting guideline, not the limit lenders use

• How a $600 car payment eats about $1,330 of qualifying income, and why paying it off can buy more house than putting the same cash down

• The California supplemental tax bill that lands three to nine months after you buy, and why your impound account does not cover it

• 20% down vs 10% down on a $1.3 million home, and why conventional PMI is temporary while FHA mortgage insurance often is not

• The 2026 conforming, high-balance, and jumbo loan limits for Alameda and Santa Clara counties

• Credit scores, lender overlays, and AC Boost down payment help of up to $210,000, interest-free

• How buyer agents get paid now, and the 12-month, 90-day, and 30-day timeline that actually works

Equal Housing Opportunity.

Congress just passed the 21st Century ROAD to Housing Act — the most significant housing legislation in three decades. The national headlines are treating it like an instant fix. It isn't. In this episode I break down what the law actually does, then get specific about what it means for buyers and sellers here in Fremont, the Tri-City area, and the wider Bay Area.

No political spin. Just the law, and your plans.

WHAT YOU'LL LEARN

• Why the country stopped building enough homes back in the 1970s and 80s, and how zoning locked it in

• How the 2008 aftermath, corporate investors, and pandemic rate-lock created today's gridlock

• What H.R. 6644 actually contains — nearly 50 measures across four pillars

• Pillar 1: streamlined federal permitting plus a $200 million-a-year grant program for cities that add housing

• Pillar 2: "Homes Are for People, Not Corporations" — limits on the largest institutional investors buying single-family homes

• Pillar 3: a federal pilot for small-dollar mortgages under $100,000, plus appraisal reform

• Pillar 4: permanent disaster-recovery programs, expanded HUD counseling, and real protections for veterans

• Why a federal law does not set your local price — and which levers actually move Bay Area costs

• The honest local read: why the small-dollar pilot barely touches our market, and where the investor limits do matter

• What buyers should do now, and what sellers and downsizers should plan for
