In flood-prone areas, some commercial properties have traditionally been built above street level, creating steps or ramps at the entrance.
The problem? That can create a major friction point for customers.
Newer designs can incorporate a flood refuge towards the rear of the premises, allowing for easier street-level access at the front while accommodating flood requirements within the property.
For cafés and high-foot-traffic retailers, accessibility can be critical. For offices, physios and other appointment-based businesses, a stepped layout may be less of an issue — and could potentially open up different leasing opportunities.
