  • Legislative Update: What’s Moving, What’s Stalling, and What’s Changing? w/ Azim Jessa
    May 22 2025

Nevada lawmakers are racing toward the next big deadline, and housing legislation is right in the thick of it.

With the second house deadline coming up, some of the most talked-about housing bills are shifting, stalling, or inching forward with key amendments.

From tenant payment options to eviction records and even a quiet push for rent control, a lot is happening behind the scenes, and it’s moving fast.

We’ve been tracking these bills closely, advocating for fair housing policy while making sure the voices of Realtors and homeowners are heard.

How do restrictions on landlords make housing more expensive? Which bill amendments have we advocated for?

In this episode, we go through the latest developments at the Nevada Legislature, breaking down what bills are evolving, what’s getting pushback, and what it all means for property owners, managers, and tenants.

Things You’ll Learn In This Episode

    • The truth about landlord fees
AB 121 aims to force transparency in lease agreements. Is it going too far, or not far enough?

    • Rent control workaround
Could AB 44 become a backdoor to rent control in Nevada, and why are Realtors pushing back hard?

    • The real cost of making evictions harder
AB 201 proposes automatic sealing of evictions after one year. But could that make tenant screening even harder? Could this end up hurting the very renters these bills aim to protect?

  • Legislative Update: These 4 Bills Are (Probably) Done, Here’s Why
    May 1 2025
Now that deadline day has passed in the Nevada Legislative Session, we’re starting to see which bills made it—and which ones didn’t. Out of the bills we’ve been keeping an eye on, quite a few have dropped off. Technically, nothing’s officially dead until the end of the session, but let’s be real, some of these aren’t coming back. In this episode, we’re talking about four bills that are basically done. From one that aimed to limit corporate homeownership to another proposing a statewide rental registry, these bills had good intentions. But in the end, they weren’t the right fit for Nevada. Whether it was vague language, risky implementation, or unintended consequences, these proposals could have hurt the housing market and made things harder for homeowners and property owners across the state. We break down what these bills were all about, why they didn’t move forward, and what it means for the rest of the session. Affordability in real estate matters, but we also don’t want to stagnate the marketplace. -Chris Bishop Things You’ll Learn In This Episode The problem is SB-242 What happens when a well-meaning bill threatens private property rights and risks derailing the real estate market? Rent control rejected (again) We want to make housing more affordable, but rent control won’t do that. Why is more construction the better solution? The problem with a rental registry Could creating a registry of rental properties actually do more harm than good by targeting certain groups?
