  • He is living every guy's dream | Ft. Sirish Chandran, Founder - Evo India
    Feb 20 2026

Sirish Chandran spent 25 years reviewing cars for a living. The first one he ever bought for himself was a Porsche 911, at 45.

In this episode of the Create Wealth Podcast, Sandeep Jethwani sits down with Sirish, Editor and Publisher of EVO India and former Executive Editor of Overdrive, at the Porsche Centre in Pune.

His mother used to invest his salary in stocks before he could spend it. That portfolio is now his largest holding. He believes that spending on yourself intentionally pushes you to do 5 to 10 percent more. Most wealth conversations treat spending and building as opposites. He treats them as a sequence.

In this episode, he and Sandeep get into the real economics behind India's luxury car market, why 90% of luxury cars are financed and how entrepreneurs structure it, why a Porsche 911 costs roughly as much to maintain as a BMW 3 Series, and why EVs now cost less per kilometre to run than a bus ticket.

He also talks about building EVO India completely bootstrapped, surviving the collapse of print advertising, and betting on an enthusiast community nobody else believed in. And why he thinks India's luxury car market, still under 1% of total sales, is only just getting started.

  • How to dominate in Real Estate | Ft. Karan Virwani, Managing Director and CEO, WeWork
    Feb 6 2026

From Grey Cubicles to Global Standards: Karan Virwani on Reinventing India's Office Culture & Real Estate Investing

At 24, Karan Virwani walked into a WeWork in New York and had one thought: Indian offices deserve better than 5-foot cubicles, tube lights, and grey walls.

As CEO of WeWork India and part of the Embassy Group (₹40,000 crore REIT), Karan made a contrarian bet that changed India's workspace landscape.

When everyone told him to make WeWork cheaper for the Indian market, he refused. His conviction? Indians value quality and will pay for it if you don't compromise.

That same contrarian thinking extends to how he believes Indians should approach real estate investing.

In this episode, Karan breaks down:

    • Why most Indians are getting real estate investing wrong

    • The math behind REITs vs. direct property ownership (7-8% yields, but very different risk profiles)

    • Three ways to invest in real estate based on your risk appetite

    • How Embassy built an entire ecosystem—apartments, schools, office parks—for HNIs

    • The strategy behind scaling WeWork across India without diluting quality

    • Why global brands fail when they cut corners

If you've ever wondered whether owning property in your name is the best investment strategy, or how India's commercial real estate landscape is evolving, this conversation will challenge your assumptions.

  • Unknown Billionaire of Pune | Ft. Anand Deshpande, Persistent Systems
    Jan 16 2026

From 2000 Employee Millionaires to $1.5B Revenue: Anand Deshpande on ESOPs, IPOs & the Future of Deep Tech

In this episode, we sit down with Anand Deshpande, Founder, Chairman and Managing Director of Persistent Systems, to explore how he built one of India's most successful IT services companies while creating over 2000 employee millionaires through strategic ESOP implementation.

Anand explains how ESOPs became central to Persistent's culture starting in 1999-2000, when employees didn't even understand what they were. He shares the 10-20-30-40% vesting structure designed to retain talent long-term, and why he simply told employees "just keep it, you'll not regret it" — advice that would prove transformative when the company went public in 2008-2010.

The conversation traces Persistent's journey through the dot-com bust, the 2008 financial crisis, and eventual IPO. Anand discusses when a company is truly ready to go public, why rushing into an IPO can backfire, and how quarterly earnings calls force a certain kind of short-term thinking that founders must learn to manage.

A key part of the discussion focuses on CEO traits and selling to leadership. After meeting 150 CEOs in 2008, Anand identified three patterns: CEOs focus on 7-8 priorities and delegate everything else 100%, they care about top-line growth over bottom-line, and they love to network. These insights completely changed how Persistent approached sales and positioned itself in the market.

Anand also shares his hiring framework for senior leadership — looking for excellence in one of three areas: sales, technology domain expertise, or operations. Not okay at all three, but truly exceptional at one.

The episode explores Anand's transition from CEO in 2019 after 30 years, his personal wealth management philosophy across four buckets (expenses, legacy portfolio, growth investments in AIFs, and philanthropy), and his vision for the future centered on three mega-trends: Energy, Biology, and Intelligence.

This is a structured, first-principles conversation on wealth creation, leadership, strategic pivots, and backing the next wave of deep science innovation.
